Mortgage Industry's Take on Secondary Suite Refinance Program

Program Overview

The federal government’s new program allows homeowners to refinance up to 90% of their home’s value, up to $2 million, starting January 15. This refinancing can fund up to four rental units like basement apartments, helping boost rental supply.

Positive Step, But Challenges Remain

Mortgage industry leaders, including Lauren van den Berg of Mortgage Professionals Canada, see the program as a small step toward housing affordability. However, they note it doesn't address the larger need for increased housing construction.

Industry Cautions and Concerns

Many brokers are concerned about limited details. Ron Butler criticized the lack of specific guidelines, calling the program potentially complex. Tracy Valko added that the program isn’t a solution for homeownership but rather a way to add rentals.

Brokers See Opportunity, But Patience Needed

Leigh Graham, a Kingston-based broker, emphasized that this program could create new lending opportunities, but the rollout may take time, with lenders and insurers needing to adopt the new guidelines.
