Canmore's New "Livability Tax" Divides Town

Tax Targets Empty Homes
Canmore has introduced a new "livability tax" to address its housing affordability crisis. The tax targets part-time homeowners who leave their properties vacant for more than half the year, charging them over $6,300 annually. Full-time residents will pay around $2,100 annually. Homes must be occupied for at least 183 days, including 60 continuous days, to avoid the levy.

Divided Opinions
The tax has sparked debate in Canmore. Some part-time homeowners argue it unfairly punishes them, while others believe it’s necessary to restore the town's community feel. Mayor Sean Krausert emphasized that the tax isn't aimed at second homeowners but at addressing the impact of empty properties on the town's livability.

Court Ruling and Implementation Delay
The Court of King's Bench ruled that Canmore can proceed with the tax, but it will not begin collecting it until 2026. Despite opposition from some residents, the tax is expected to raise about $12 million annually for affordable housing projects in the town.
